Alabama Housing Investment Coalition

Responsible Investment. Stronger Communities. A Voice for Alabama Housing Investors.

The Alabama Housing Investment Coalition (AHIC) brings together responsible real estate investors and housing professionals committed to strengthening Alabama communities, protecting property owners, and advancing practical public policy.

Who We Are

A Statewide Voice for Alabama Housing Investors

The Alabama Housing Investment Coalition was established to give responsible housing investors a credible and organized voice in conversations affecting Alabama real estate.

Our members work in communities throughout Alabama—purchasing properties, solving complicated real estate situations, investing in housing, revitalizing distressed properties, and helping return vacant and underutilized homes to productive use.

AHIC exists to bring those voices together.

We believe good public policy should protect Alabama property owners while preserving legitimate real estate investment and the many solutions investors provide to Alabama communities.

What We Believe

Consumer Protection and Real Estate Investment Can Coexist

AHIC supports reasonable protections against deceptive and misleading real estate practices. We also believe Alabama's laws should recognize the important distinction between legitimate real estate investment and activities performed on behalf of others that require professional licensing.

Our goal is not to oppose regulation.

Our goal is to help Alabama develop clear, practical, and balanced rules that protect property owners without creating unintended consequences for legitimate real estate transactions.

Our Core Principles

  • Transparency

Property owners deserve clear and understandable information when entering a real estate transaction.

  • Integrity

Housing investors should conduct business honestly and avoid deceptive or misleading practices.

  • Property Rights

Alabama property owners should maintain meaningful freedom to determine how, when, and to whom they sell their property.

  • Responsible Investment

Private investment plays an important role in addressing distressed, vacant, inherited, and underutilized properties throughout Alabama.

  • Practical Regulation

Public policy should address documented consumer harms while avoiding unnecessary barriers to legitimate investment.

  • Collaboration

Better policy is created when lawmakers, regulators, REALTORS®, attorneys, housing investors, consumers, and other stakeholders work together.

What We Do

Working for Practical, Balanced Policy

  1. 01 Advocacy

AHIC monitors proposed legislation and regulatory developments affecting Alabama housing investors. We work to ensure policymakers understand how proposed laws may affect real-world transactions before those policies become law.

  2. 02 Policy Development

We develop practical policy recommendations based on the experiences of professionals completing real estate transactions throughout Alabama. We seek solutions that protect consumers while allowing legitimate investment activity to continue.

  3. 03 Industry Standards

AHIC promotes responsible practices among Alabama housing investors, including transparency, professional conduct, ethical advertising, and fair treatment of property owners.

  4. 04 Education

We help members understand legislative, regulatory, and industry developments that could affect their businesses and transactions.

  5. 05 Collaboration

AHIC seeks productive relationships with policymakers, regulators, real estate professionals, attorneys, title professionals, housing organizations, and other stakeholders.

We believe being at the table is more productive than reacting after decisions have already been made.

Why Housing Investors Matter

Alabama Properties Don't Always Fit a Traditional Sale

Some properties involve circumstances that make a conventional real estate transaction difficult.

Housing investors often step into these complicated situations. They assume risk, solve problems, invest capital, coordinate professionals, rehabilitate properties, and help return housing to productive use.

AHIC believes those contributions should be understood when Alabama develops housing and real estate policy.

A property may be:

  • Vacant or severely distressed
  • In need of significant repairs
  • Inherited by multiple family members
  • In probate
  • Facing title defects or liens
  • Occupied by difficult or nonpaying tenants
  • At risk of foreclosure
  • Owned by someone who needs certainty or a faster sale
  • Unmarketable through traditional financing
  • Located in an area experiencing disinvestment

Our Approach to Public Policy

Proactive. Constructive. Solutions-Oriented.

AHIC was created around a simple principle:

Housing investors should participate in the development of policies that directly affect housing investment.

We seek early and constructive dialogue with the Alabama Legislature, Alabama Real Estate Commission, Alabama REALTORS®, housing organizations, attorneys, consumer advocates, and other stakeholders.

When concerns exist within our industry, we want to help solve them.

When proposed policies could create unintended consequences, we want policymakers to understand those consequences before legislation is enacted.

And when reasonable compromise is possible, we want responsible housing investors represented in that conversation.

Legislative Priorities

Our Policy Work

AHIC evaluates Alabama legislation and regulatory proposals involving issues such as:

  • Real estate wholesaling
  • Assignment of contractual interests
  • Property-owner disclosures
  • Real estate advertising
  • Investor licensing and registration
  • Distressed-property transactions
  • Consumer protection
  • Property rights
  • Real estate contracts
  • Title and closing practices
  • Housing rehabilitation and investment

Current Priority

Responsible Real Estate Wholesaling in Alabama

AHIC supports efforts to protect Alabama property owners from deceptive practices while preserving legitimate real estate investment transactions.

Our coalition is working with industry participants and stakeholders to develop recommendations that provide meaningful transparency and consumer protection without unintentionally restricting legitimate investment, property rights, or contractual transactions.
